IMT is charged progressively across seven bands. The bands reset annually with inflation adjustments published in the State Budget. The 2026 mainland bands for urban residential property are:

Real-world examples

€250,000 non-resident purchase (secondary home). IMT lands around €11,500-€12,000 (marginal 7% band). Add Stamp Duty €2,000 and notary €1,200. Total transaction tax roughly 6%.

€500,000 non-resident purchase. IMT around €30,500-€32,000 (marginal 8% band). Stamp Duty €4,000. Total transaction tax roughly 7-7.5%.

€1,200,000 purchase. Flat 7.5% applies to the entire value, IMT €90,000. Stamp Duty €9,600. Total transaction tax roughly 8.4%.
